Equity LifeStyle Properties (ELS) is the leading operator of Manufactured Home Communities, RV Resorts, and Campgrounds in North America. We are currently seeking qualified candidates for a LeadMaintenance Technician for our property in Manorville, NY. Must be a self starter with the ability to work independently and pay close attention to detail and prioritize tasks. Team player, friendly & service oriented placing emphasis on positive response to concerns and needs of the residents. Five to seven years hands-on general maintenance experience (i.e. plumbing, electrical, carpentry, painting, etc.) is required. Must have basic aptitude and understanding of mechanical and electrical systems and functions. Experience or knowledge of lawn care, trees, and shrubs, in addition to pool maintenance is preferred. Valid drivers license and good driving record required. M F 8:00 am 4:30 pm with flexibility to work outside of scheduled hours as needed & must answer emergency calls on weekends and evenings. Supervisory Responsibilities Performs all duties normally associated with a supervisory Participates in the preparation of the annual property budget with regard to maintenance projects and capital expenditures. Working within the approved budget. Monitor & control cost vs. budget. Follow safe work practices & perform to companystandards Ensure that service requests are handled in a prompt, courteous and efficient manner. Maintain accurate records of maintenance work performed, preventative maintenance, expenditures & work in progress. Implement preventative maintenance schedule. Maintains open communication with Community Manager and other community staff. Represents Company in a professional manner at all times. General Maintenance Responsibilities Oversees, prepares or assists in preparing all model homes in regards to painting, carpet cleaning, general repairs, housekeeping, etc. Performs various preventative & scheduled maintenance functions and records findings in a maintenance log. Assists in monitoring capital improvement projects. Supervise contractors. Identifies projects requiring services of higher skilled craftsmen. Completes regular community inspections & maintains awareness of physical condition of property. Ensures that general maintenance of grounds and common areas are free from trash and debris. Responsible for common area site repairs. Complete daily walk through of WWTP. Complete work orders in a timely manner ensuring that all requests are completed accurately. Responds to concerns of the residents in a respectful and courteous manner, ensuring that all required follow-up or maintenance tasks are completed within Company guidelines. Performs on-call emergency service as required. Assists Community Managers with special maintenance projects as necessary. Monitors maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters and HVAC units in common buildings. Responsible for care of tools & equipment and must maintain clean, safe & orderly work areas. Assists with and attends community sponsored resident activities and functions. Daily Clubhouse set ups. Performs other duties & maintenance tasks as assigned by Community Manager. Must be physically able to perform snow removal.
