Job Description Summary

Janitorial services, metal maintenance, windows cleaning, glass elevator shaft cleaning, marble maintenance and repairs, exterminating, purchasing equipment, uniforms and cleaning supplies, waste carting, street sweeping, snow removal and other relevant tasks.

Job Description


* Manages $10M annual budget, oversees contracts fulfillment and contractors' performance.
* Approves invoices for further processing, assures that all invoices have adequate backup as well as pricing compliance with contract rates.
* Keeps records pertaining to contract invoicing for possible audits.
* Coordinates special projects and emergency responses as needed.
* Assists and work with client, engineers, vertical transportation and security staff with any special assignments.
* Performs daily and periodic cleanliness inspections of the areas under C&W management.
* Organizes and conducts responses to all major weather events such as snow, hurricanes, etc.
* Solicits bids for contract and one-time jobs, writes work requirements and specifications.
* Directly interacts with client's representatives.
* Addresses complaints and client's requests as needed.
* Assures that all equipment is properly managed and maintained by contractors as directed.
* Monitors contractor's adherence to the safety training and programs as dictated in contracts.
* Supports and contributes to managements responsibility for safeguarding all employees, tenants and buildings.
* May be required to supervise and assist with the performance and scheduling of exterior building and premises cleaning, snow removal, and basic maintenance, including exterior walls and windows, structures, walk ways/paths, exterior hallways and stairwells, etc.
* May supervise or perform other assigned duties (depending on the building, facility, and client needs), including cleaning/ maintaining outdoor furnishings, assisting with inventory control and supply ordering, snow removal etc
* Ensure the proper and safely operation (including training) of cleaning equipment, snow removal equipment, tools, devices, chemical/cleaning agents including mops, vacuums, electric polishing machines, power tools and equipment, and special cleaning solutions in order to efficiently perform the duties and to avoid harming floors, fixtures, individuals, building staff, and the environment
* Organize and maintain all Safety Data Sheets (SDS's) for cleaning products, solvents and materials as required. Ensure staff has been trained appropriately and understands the Hazard Communication Program and utilizes the appropriate Safety Gear. (Eye protection, hearing protection, gloves, aprons, etc.) Dispose of cleaning agents and chemicals in an environmentally friendly way, in accordance with the SDS and governing bodies

* College degree preferred.
* Proficient in Microsoft Office (advanced Excel) and Adobe Acrobat a must.
* Experience with janitorial operations, knowledge of chemicals and cleaning equipment.
* Understanding of natural stone, ornamental wood and metal maintenance and repairs.
* Willingness to undertake any training relevant to the role.
* Knowledge of and experience with Local 32BJ contract parameters.
* Good oral and written communication skills
* Flexibility in auditing contractors' work and staff during non-business hours
* Ability to work independently while also being a team player.
* Capable of developing contract scope development for bids


* Must be able to follow and provide both oral and written instructions
* Must be able to follow through and carry out work orders and coordinate and schedule others to perform such work
* Ability to supervise and yet work collaboratively with others
* Must be reliable, thorough, observant, very organized, flexible and courteous
* Strong proficiency with MS Office Suite (MS Word and Excel) and Work Order System


This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

* Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
* Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
* Involves movement between departments, floors, and properties to facilitate work
* Ability to speak clearly so others can understand you
* Ability to read and understand information presented orally and in writing
* Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
